Hi Mark, Missouri for the purposes of generalizing is two completely different terrain types. North of the Missouri River is the rolling hills or flatter ground with very little rock but the soil is clay. South of the Missouri River becomes the Ozark Mountains, land becomes much steeper and contains a lot more rock. Of course you can probably find a piece of ground that defies this but that is not the norm. As far as land values, like any where else the closer to the big cities, the more expensive it gets. Like one of the other posters said, come on out for a weeks vacation and visit the whole state. Contact some realtors and then make a decision. If you make it this way, Welcome to the state, if not, we will understand.
