I often find them, like you describe - in the $20K to 50K price range - condition being the big variable. I'm talking about rural-central New York and areas in Michigan - on the upper section of the lower penninsula. Prices are going up all the times though, and "deals" are getting scarce.
I bought an 1850s farmhouse on seven acres last year for $35,000. It needs work - e.g. it has a dug well - not drilled, will need a roof soon, etc. That's in Otsego County, NY. Rural but only 20 miles from two cities.
I just bid on a house today in the Posen farming area of Michigan. 3 bedroom, 1 1/2 baths, 3 1/2 acres - asking price to settle estate is $39K. It's sound - but has not been lived in for a couple of years - and could use some updating. It's less than 20 miles from the City of Alpena.
There was a brand new modular that sold near me last summer- small - but neat, new, and on one acre. Went cheap for $40K with new septic, drilled well, etc. I bought the 35 acres of hard-maple woods next to it for $18K.
I've also seen some very good buys in northern parts of Maine.
