Cheapest House Prices in US ?

Now here's a question that I've often wondered about. Where in the country would a person find the least expensive home prices? Let's say a 3-bedroom bungalow,maybe 1200 square feet, nothing too fancy but nice and clean with a double garage. Let's say in a town of at least 5000 people to make things fair. Where would this be located and how much could you expect to pay for a house of this type.

Try SW North Dakota outside of the oil patch. Take your money with you because you will not make it there.

Go to Zillow.com you can look at an area and it will give you selling prices of homes all around it. If you know the house you can add or substract any missing or wrong info to get closer the actual value. neat site to even see what your own home is worth.

Go to www.realtor.com and look at areas you might be interested in. You can search on various characteristics of the property such as square feet, lot size, number of bedrooms, etc.

I can only speak about my neck of the woods (Illinois). I know you can go on the bad side of Rockford and get a house dirt cheap, but then again who wants to live in a war zone.

I think they actually do publish some lists of towns with the chepaest real estate prices. I remember reading an article about Danville IL awhile back, how they had the chepaest real estate for a town their size in the whole country.

nearest town to me is 13 miles called Shelbina nearest Wal-Martand Fast food is 24 miles from there. Shelbina has about 2000 people and there is a house advertised in the paper this weak it is on the edge of town next to a bean field on 1/2 acre lot with 2bath 3bedroom 1100 sqft and they want 37000 house is about 8 years old city water and sewer older houses in town can be bought for 18000-180000 depending on size and shape. more around the 18000 than the other

The closest Town of 5-6k People is 15 Miles away, the closest Town of the same number of people in any other direction does no exist as Surprise AZ. is 17 miles and Phoenix is 29 Miles and they cover most of the rest of the Valley north of Interstate 10.However Here in the "Country" Houses of 1000-1600 Sq.Ft. on 1 Acre Lots means Double Wides and start at about $150,000.00 to the other extreme of a custom built at $350,000.00 and up. Older Homes do not exist very often on the Real Estate Market. New Houses here I consider shabby by ILL Standards but some can command a price near 1/2 Million Dollars .Real Estate Valuations are rising constantly and Taxes are following Suit.It is not the part of the Country for fixed Income Retirees to come to any more. Unless of course you are from California with unlimited Finances as most of them give me the impression they have.

It looks like all of Michigan the houses are dropping in price since the manufacturing sector is shrinking. Lots of decent buys on the market.

Problem being you cant find a job to make the payment after you buy it.

As, Jdemaris stated, if you get away from metro detroit in mid to upper lower peninsula, there are lots in the price you mention.

A fair amount of those are peoples "up north" cabins that work for GM, Ford, DCX downstate.

Around here (East Central Iowa) a place like that will probably run $80-120K depending on condition and location.

I often find them, like you describe - in the $20K to 50K price range - condition being the big variable. I'm talking about rural-central New York and areas in Michigan - on the upper section of the lower penninsula. Prices are going up all the times though, and "deals" are getting scarce. I bought an 1850s farmhouse on seven acres last year for $35,000. It needs work - e.g. it has a dug well - not drilled, will need a roof soon, etc. That's in Otsego County, NY. Rural but only 20 miles from two cities. I just bid on a house today in the Posen farming area of Michigan. 3 bedroom, 1 1/2 baths, 3 1/2 acres - asking price to settle estate is $39K. It's sound - but has not been lived in for a couple of years - and could use some updating. It's less than 20 miles from the City of Alpena. There was a brand new modular that sold near me last summer- small - but neat, new, and on one acre. Went cheap for $40K with new septic, drilled well, etc. I bought the 35 acres of hard-maple woods next to it for $18K. I've also seen some very good buys in northern parts of Maine.

About a mile from me they are selling 4 acre lots with NO house for $500,000 1 million dollar houses here are pretty common

One major factor in housing prices, is the availability of jobs, and the general economy of an area. My grandmother's house just sold, in a small town in La. for only 20,000 dollars. Granted, it is an older house, and needs work. But there are not many jobs in that area. On the other hand, if that house were here, it would probably have brought double or triple that price...

I assume that SC is South Carolina. I just got finished reading a book, actually the 5th book by the same author, a guy by the name of Pat Conroy? Ever heard of him? He wrote The Great Santini, Beach Music, etc. Anyways, all of his stories seem to be based in the Carolinas (and usually revolve around mean fathers and often military families). Sounds like a beautiful place, I'd like to visit there sometime. Most of his stories are on the oceanfront towns and also on the little islands that must be in abundance there.

Las Vegas, Nevada.

I was over there for business and I was skimming through some agent catalogs, there are 1/4 acre plots with 3200 sq ft. homes for about 210,000-325,000. They were about 10 minutes from N. las vegas blvd. Pretty nice, if you ask me.

However, since i'm pretty sure you wouldn't want to move to vegas, just watch out for those mortgage payments anywhere you go. The interest for mortgages on some cheaper homes purchased have caused a lot of people across the country to declare bankruptcy.

I should warn you that a very cheap home with low mortgage payments may be a nightmare within the next few months of payments.

Try anywhere in S. Dakota outside Sioux Falls or south Nebraska. In Beaver City Ne. they offer free lot (1/2 acre) if you move in. Great place to live if you want a rural life.

S.Dakota and Nebraska are cheap but if you want less harsh winters check out Raton New Mexico. It's just south of the Colorado State line and dirt cheap.
