I would go with the electric brakes and controller. I have two trucks and three trailers with electric brakes. Adjusting for the load is no big deal. If you live in a part of the country where you drive in snow, you test your car brakes on the road to see if you can stop safely before you get into a problem. Same when you start out with a load on your trailer any time. Make the adjustment to the controler and make sure the trailer is not pushing you when you stop. I just brought a load back from Oklahoma with a UHaul trailer. They work fine out on the road but don't park in a spot that is down hill with a load on with no forward outlet. The brakes lock up and you get to spin the truck tires with out moving the trailer. Then you can get someone with a chain to pull the trailer so you can get up the grade.
