Well we had the inspection today.Engineer said right off,yes you should be worried about a flat roof house.After inspection the results were as follows.He said the house was built like a fortress,(cinder block),the roof was put on in 08,and its the best roof(epmi membrane)that you can buy.Warranteed for 20 yrs(have contract).When roof was replaced owner asked about insulation as heating bills were quite high.Roof has been insulated and heating bils have decreased 66%(info from local energy supplier).So it looks like were in(livin on the edge).
On the other side of things I just wanted to say that while we had the farm for 15 yrs(after leaving the city)I wanted to thank you guys for all the pointers and tips I have learned from these pages and its members.I dont think it matters where I live I can always count on you guys for help.
