I don't know how it varies so much. I live in central New York in a dairy-farming area (Otsego County). Our house is covered for full-replacement value of $260,000. Our annual premium is $471 plus we have to pay a $75 membership fee - also paid every year to the Farm Bureau.
Up to last year our insurance was $275 - but along with the house insurance, all our barns were covered and also all our remote properties - anywhere in New York - they got automatic liability coverage.
Now - that's all been dropped - only our house is covered - but was upped from $150K to $270K coverage. Here I thought we were getting ripped off paying $546 per year. Now - after reading some other posts - guess we're doing pretty good.

As my B-I-L just learned Farm Bureau is great insurance until you have claim.

You may be correct. Never filed a claim in my life with car insurance or house insurance. So I don't know if any of them or good - or - not.

I didn't have much choice. There was a big change in homeowners insurance last year - at least here in New York. Most companies will no longer allow a homeowner to partially insure. It's full replacement - or nothing. My previous company wanted me to go to full coverage, and get rid of all our farm animals, and triple our rate. That's how we wound up dropping them and buying from Farm Bureau instead.
