I agree msb. Contact your DNR or State forestry division. They can advise you as to the value of your timber plus they usually have a list of local lumber men who will give you fair market prices. Usually they will come out and walk the woods with you - no charge. You are paying these bureaucrats for this very purpose. Might as well get your money's worth.
