here is a link to build some bat houses, they do eat a lot of insects, maybe you could place some houses outside the barn to get the colony to move there, then close up the entrance ways so they cant get back in the barn. w w w dot batcon dot org / bhra / economyhouse dot html. for the rats, my neighbor made some wood boxes about suitcase size with a hinged top. drilled a hole in two sides about 2-1/2 inches in diameter. put the poison in the center of the box, smear a little peanut butter in the box for added attractant. the box will keep chickens, racoons ect out of the box, you can set a cinder block on top so the coons cant get it open.
