There are many variables in valuing a business for sale, but generally speaking, here are a few considerations:

1. Seven times annual PROFIT, plus,
2. Actual value of personal property (assets), minus,
3. The cost to hire someone to do the work that the current owner is doing in the business for the next seven years.

In your case, since you're doing all of the work, the buyer would have to plan on hiring someone to do the work. Othewise, he might as well just take his money and invest it in something else so he's free to earn additional money from another source.

So, depending on your profit margin, you might have a saleable business. If you don't have a large profit margin, you probably don't have a very saleable company.
