One way you might want to consider, if you have operator of the land, you could get the land appraised, and offer it to him at the appraised value. Maybe there would be a neighbor who would be interested in it. this price would be less than an auction sale price. The auctioneer would get a better price for it but then he gets the commision, so that could be a wash. If you sold it on your own you'd have the appraisal cost, lawyer's fees, and other, but some could be paid be the buyer. Anyway, I'd talk to a lawyer and a good tax accountant first, you'll want to know the tax you will have to pay. Brian(MN)
