Kelly, can you get some inner insulation on them wall"s? Makes a HUGE difference. Mills fleet sells quite a few good direct vent heaters like you are asking about. Our old house we insuulated the full basement( 28x 52) with 1x2 furring stips and cheap 3/4 styrofoam strips between the furring stips on 16" centers. Really made a difference, and there are even better insulation boards for more $, but I"m a cheap one.
