I have to agree with 7012. I had a very close friend once now deceased that dairy farmed with his landlord on the halves for over 20 years and his landlord who was in poor health offered the farm to him for a very reasonable price so he went to the local bank he had dealt with for most of his time there and they sent one of the board members (a long time aquaintance in fact my bank) to look the property over and I happened to stop by the same day he was there and he said to me if I'd known the owner was going to sell this so cheap I'd have bought it myself Ouch! Two hours later my friend called and said the bank needed some time to think about it and said the owner was putting pressure on him to get financed so I called a buddy of mine at PCA and my friend had his farm by the end of the week. The old military word was loose lips sinks ships. IMHO
