I don't see anything wrong with starting at 25, but you might need be prepared to sit on it for a while, or move on price. It's getting to be the wrong time of year to move that setup? At least in these parts, Nov/Dec, and the forcast for snow helps the prices a bit....... Nobody thinking about it now, and if they've got to sit on it for 8 months and do nothing with it, they're not willing to pay much. Dunno... but that's about how it is around here. Good luck.
