Hello, I just fought this one. The pressure relief valve was lifting, so we replaced it ~$20. New one did the same. Got the expansion tank from lowes for $30. Installed and when checking pressure as directed I noticed that my house pressure was over 100lbs. I bought a new regulator and installed it ~$30. When inspecting the old regulator, I noticed it had some gravel in the seat area. I suspect it would have worked fine if I had cleaned it... But instead I spent $80 diagnosing the problem. Oh, and I had to pony up another $80 for the water filtration system to stop the sand and debris that we are getting from the city water supply.... Let's go Mountaineers, Aaron
