Lots of Diary Farming here. Land rent is $150 an acre, with a lot of corn and hay. No fertilizer on the corn is around 90bu/acre. Fertilize and your over 100 bu/acre. Last article I read said land value went up 36%-70% in two years. A nice 80 acre 100 tie stall farm that is preserved (sold development rights) is on the market for 1.6 million. 50 acre hog opperation that isnt preserved sold to developers for 1.4 million. I remember four years ago a nice farm went for $600,000. Things have just taken off...
