Just asking but what does farmland cash rent for in your area, then what does that same land sell for and what are the taxes per acre? Then if you cash rent, what crop is grown on it and what yield do you expect? Just asking

Extreme northern IN. Land rents from $40 for dryland sand (And I mean sand!) to $200 for good heavy irrigated ground.Yields in an average year are around 70-130 bpa for corn and 25-35 bpa for beans on the sand and probably 160- 200+ corn and 40-70 bpa beans on the irrigated ground. Sure is getting hard to find decent ground at a decent price. I think taxes are around $10-$20 an acre for bare land. Been selling for $3000-$6000 and acre.

Cash rent corn, and other crops $80-$110 an acre, tobacco $300 an acre, alfalfa (established, fertilized) $200-$400 an acre, grass hay (no fertilizer) $30-60 an acre). Selling for $2000-$8000 an acre with some bargains if you shop smart and maybe sell off some (I bought 90 acres 4 yrs ago for $145,000 and sold off 2 5 acre tracts including the house for $100,000 total) made for cheap pasture. Taxes range a lot as to assesment and county. In one county with a good land, mine are about $3.75 an acre with no taxed improvements (229 acres); adjoining county, with 3600 sq ft house 185 acres runs $1800 (almost $10 an acre).

This is a very interesting thread and I am glad that it was posted. Those rents are something we can only dream about in my area of NC. Here cash rents are $25 to $35 per acre per year for corn, soybeans and small grains. Many fields here are 10 acres or less with a very few of perhaps a bit over 100 acres. For that rent the landowner supplies only the raw land. Many hay fields get no rent at all, the only benefit to letting others make the hay is that landowner does not have to mow it to keep down the weeds. I hope other parts of the country chime in with their rates.

I am in what would be west central illinois, between the Illinois and Mississippi rivers. It is mostly type A soils that are highly productive, Ipava, tama, sable, just good black dirt. Things have changed quite a bit the last couple years. Cash rents have shot up to and beyond $200 per acre. Land has sold several places for near or over $5000 per acre and this land has no development potential and was bought by local people, many farmers. Taxes generally run in the $30- $35 per acre range. We have had several exceptional crops in a row, untill this year. Right along the Illinois river was some of the worst of the drought. I dont have the numbers right in front of me but the 5yr county wide yield was around 175 bu. and this year it was less than 120. It will make some of these rents and land prices pretty tough to pencil out. bill

Chautauqua County, Western NY state. On my 125 acre dairy farm. Total taxes per year are almost $8000 on the whole farm. You can rent land for $0-$80 on acre depending on the land owner and the land quality. I rent 40 acres of decent ground for $1000 per year. Both the land I own and rent is silt loam with some clay, it grows great grass and clover(5-6 tons/acre) OK for corn(15 ton silage/acre). Land around here sells for any where from $1000 to $6000 per acre depending on location.

Lancaster County PA-
Lots of Diary Farming here. Land rent is $150 an acre, with a lot of corn and hay. No fertilizer on the corn is around 90bu/acre. Fertilize and your over 100 bu/acre. Last article I read said land value went up 36%-70% in two years. A nice 80 acre 100 tie stall farm that is preserved (sold development rights) is on the market for 1.6 million. 50 acre hog opperation that isnt preserved sold to developers for 1.4 million. I remember four years ago a nice farm went for $600,000. Things have just taken off...

I live in western Ia. on the Missouri river bottom.Theirs a wide range of soil types from heavy clay,sandy,loam,lutton.Two miles east your right into the Loese Hills.We have dry land and irragated.Best soils and water 185.00 a acre,25.00 land tax,corn 200 to 225 bu.beans 50 to 60 bu.2500 to 2800 per acre.Black land lutton soils 100 to 120,12.00 tax,90 to 150bu corn,25 to 35 bu.beans 1250 to 1750 a acre.Highest price in the county was in the 80,s at 3400.00 and was later lost ,resold for 2600.00
