Get what you want in writing,if they want or need your property they will pay. don/t let them give you the song and dance that 1/8 is standard, nowdays 15 to 17 % is more common. We are currently leased $25 per mineral acre per year and 15% royalty.also ask for a shut in fee of at least the same as the per acre per year rate. also it is possiblle to lease with a no entry clause.serval of my smaller {35 acres or less} neighbors have done this.Most ranchs in my area have subdivided mineral estates.
