I don"t think there is any SCAM involved here. The price is not out of line for the area. WHY? Because on a nice clear day in January a -30F reading would not be uncommon. It is not that cold all the time but it is definately not unusual. So if you don"t mind the occasional COLD and isolation this might be your ticket. Plus it could turn out to be a bargain. It is on the edge of the Wiliston Basin(?) oil field. You do get half the mineral rights:)
