Why is this land so cheap?

I was looking around ebay and realized that they have some land up for auction there. It surprised me at how cheap some of it was and I figured that there is a catch to it somehow:

I know the auction is for the down payment but holly cow... less than $400 an acre?? What are the drawbacks? I would not farm it commercially, maybe just for personal use. I realize there is no electricity or phone but what are the other catches?

it's no scam me and 2 other guys bought 840 acers in mont. just because it's cheeper to own then trying to find some place to hunt and when we don't use it we rent the hunting rights. this guy is a land broker and is juat great to work with. we DID see the land and it's out in the middle of nowhere but the broker had all the contacts as to easment rights. looks to me like to some of you EVERY one is a crook THATS NOT THE CASE and yes we bought on EBAY. LOOK at his feed back he is NOT a crook

I don"t think there is any SCAM involved here. The price is not out of line for the area. WHY? Because on a nice clear day in January a -30F reading would not be uncommon. It is not that cold all the time but it is definately not unusual. So if you don"t mind the occasional COLD and isolation this might be your ticket. Plus it could turn out to be a bargain. It is on the edge of the Wiliston Basin(?) oil field. You do get half the mineral rights:)

Phill If you want cheap land I know where there is a parcel, 900 acres about 300 per acre and it ain't sellin' Good access off gravel road, electricity and wells, fenced and cross fenced. Runs a cow to 10 acres for 6 month grasing season. DO THE MATH

Could be a toxic waste dump and are looking for some unsuspecting person like you to buy and pay $$$ to clean up. Could be a watershed area where you can buy, but never even drive by, legally, but can sure pay taxes on, legally.

Ever hear the name Flukey Stokes? True story. He was a bad guy from the south side of Chicago. So bad, had his own son killed in the late 70's or early 80's. His son, another bad apple, nick named "Willie The Wimp" had a big mouth, so the old man had him offed, and buried him in a coffin decked out with a Cadillac Seville grill, steering wheel, and propped Willie The Wimp up in it, dressed like a pimp - no joke, can probably still find pictures that appeared in the news papers back then. And, the late Stevie Ray Vaughn even did a song about it called "Willie The Wimp". Anyway, Flukie was a bad character, and had some hot dog stands around Chicago, and gas stations. When he died, the feds came after all of his stuff and properties under RICO. One of the places was an old gas station with leaking tanks that had to be dug up, and the ground cleaned and stuff. Right after the Feds siezed it, the State Of Illinois EPA told them that they were now responsible for cleaning it all up. No way, they gave it back to his widow, and socked her with the bill and cleanup. Is very true. Maybe if you buy that cheap land, will be stuck cleaning up the leaky oil drum that has Jimmy Hoffa in it? LOL.

Mark, you hit the nail on the head..... .. never buy land, unless you get it checked for pollution.. Several bought land at a tax auction here, turned out it was a Toxic waste dump, Clean-up costs were estimated to be many millions. It happens a lot, companies have polluted land, stop paying tax, & someone buys land at the tax auction, & assumes the liability... Not fair, but the way it is.....

Hey Davis, after I posted that, for the heck of it, did a google search on "willie the wimp", and sure enough, came up a million Stevie Ray Vaughn sites. The first has the lyrics to the song, they are funny. I didn't remember his father stuffing $100 bills between his fingers when he propped him up in that thing, but he did. You'd have to read the lyrics and envision the whole thing. Best picture I found was another Stevie Ray Vaughn site lower down where give you 34 pictures to look at. One is the album cover of the '86 Willie The Wimp album, and there he is, propped up in his Cadillac coffin.

I know is off the subject and all, but... The ol' man sure was mad at him, that's for sure. LOL.

Those prices aren't unusual. I will say that just recently, prices are shooting up. I often come across land in larger parcels near me, in central and northern New York state in the $200-$400 per acre range. Most likely better land than the SD land you're looking at. Around here, if it's in a rural area, over 30 acres, no utilities, and poor winter access - the price is usually low. I recently bought 50 acres that's only 20 miles from Fort Drum in New York and 20 miles from Lake Ontario, and close to the Adirondack mountains. It's a mile from the nearest plowed road and utilites, half wooded with hemlock beech, and sugar maples and half lower with trout streams and beaver ponds. Paid $200 per acre with a warranty deed and no restrictions. Very often landlocked parcels go for less than $100 per acre. Same goes for land with cloudy deeds. Also bought some beautiful hilltop land here where I live in central New York, 15 miles from Cooperstown and 45 miles from the capital - Albany. Great views, deer and turkey all over the place, good access to a fully maintained road, two ponds and springs all over, large sugar maples, red oak, and hemlock, and electric running through the property, and no deed restrictions, and warrantey deed - paid $400 per acre for 32 acres.

Look in areas that have high unemployment: no jobs means fewer folks are interested in buying so prices are lower. Other things come into it, but unemployment is part of land price.

LAKE LURE NC we have just under 800 for sale 16 large ,another area 1200 for 2.5. the 800 is prime inside a resort

Dennis, do you have the E-Z payment plan ??? LOL Being in the machine shop trade, I could not afford the taxes on it... Beautiful area up there, I am from Spartanburg, we are lucky to have such great scenery less than an hour away.

Don't run it down. that is just the way that land is. LOts of land in NE Colo sells like that. You could probaly buy for 200/acre. That what I value mine at, and it is farm land. Not done with it yet though. 75 miles west to the "front range" Fort Collins-Denver, it is 50,000 per 1 to 5 acre plot.

Hi Phil,

You've gotta know the area. There is nothing out there; a cell phone will not even work out across that stretch of moonscape.

$100 an acre would probably be pushing it. It is open range, buffalo grass, bad lands and rattlesnakes. Nothing grows because there is no water and very little topsoil.

But if ya want total solitude, this could be the place for you. :>)

I think you need to go back and read the description again. There are a whole bunch of restrictions and other red tape involved. I don't think I would want it at half the price.

No easements across BLM land; saddle horses or access from the air only.

However, you are welcome to drill a domestic well. There's no water there of course, but ya can sure have the option to drill a well. :>)

This guy has quite a racket going on. Did you look at his feedback? There are people actually buying into this sham.

Yeah...

I figured as much. There is a lot of that type of land for sale on ebay. Any chance it would ever be worth anything at all??

My wife and I want 20 - 40 acres to retire on when we get older and so we always have our eyes open. The guy that lives across the street from us is retired and he has mentioned that when he goes his kids will sell the place (about 12 acres).

The guy is a fantastic neighbor and a good friend so do not take this the wrong way. I think highly of him. But when the opportunity comes nothing can stop me from buying... :-)

With that said I hope the guy is here for another 50 years!! Great guy!!

With the next generation being half as big as the one now retiring, you should be able to buy your place in the country for less than half-price. The next generation is going to get such bargains, it's unbelievable. A terrific transfer of wealth from the old to the young. In order to keep the economy going, they'll have to tear down two houses and replace them with one big one. By the way, unless you're a Christian Scientist, the most important thing for location when you're retired is how far you are from a good clinic and hospital. Oh yeah, it ain't going to get cheaper to drive anywhere.

You should go visit that part of the country first. Nothing around for miles and miles except rocks, snakes, antelope and prairie dogs. In other words, absolute paradise, except for the fact that my wife won't stand for having to drive 75 miles to the nearest Wal-Mart.

Boy! That's a mouthful!

I had an EGR go south on me one time in Redig, SD. Set there for 12 solid hours waiting on a tow truck.

Another time, got caught in a blizzard further north in Buffalo, SD. Another wintertime vacation dreamland come true!

Folks traveling from Belle Fourché to Bowman, ND travel that 120 mile stretch at 100pmh and their fingers crossed.

There is a reason no one lives out in that area. Absolute desolation. :>)

Here's a chance for me to tell one of my favorite stories of "West River Desolation".
My Mother, who is 86, was born and raised in a sod house in Perkins County, SD. The family dried / starved out in 1936, and moved to Minnesota. There was a load of household goods (including my Grandfather's rifle) that was left behind in the sod house. The next time anyone had a chance to revisit the homestead was in 1957, when my parents and myself along with my Grandfather took a trip to revisit my "roots".
After 21 years, the sod house had fallen in...but sticking out the pile of dirt...yep, you guessed it...was my Grandfather's Winchester! The climate was dry enough that the gun wasn't in that bad of shape, and I cleaned it up and used it. Now, that's desolation....when you can come back for your gun after 21 years and still find it!
