When I was thinking about building a pole barn I quickly discounted stick built after talking to the tax assessor. Because I already have a garage my second building will be assessed at 3% based on the square footage. So I downsized my design to 1200 ft and taller for a second floor. Pole barns are the cheapest assessed value.
Talk to your assessor and building inspector. I was required to combine the property pole barn was built on the my house property. Building Permit costs $120. Property taxes $400.
