If you hire plumbers and electricians, or anyone elseto do this work, they WILL have to be licensed. In most jurisdictions you can do your own plumbing and electrical if you are not building to sell. However, the work will have to be done to meet code.

Generalling your own house can save you lots of money. A general will make 10 to 20 per cent on a house, before expenses. BUT you can experience a lot of difficulty in getting subs, and getting them to do the work on time. They will most always give priority to their steady accounts, after all the builders can give them 3 or 4 or more jobs a year, and you're building one house. Especially if the housing market is "up" in your area. If you've got good friends that are in the trades it will help.

I've been in construction 30 years, and am finishing up my own house at the moment.
