In my area, they are few and far between. I had to shake the bushes, the trees, and the tall grass to flush out even a decent option when I was in the market. Everything that came up for sale looked like busted @ss and guys still wanted $$$$$$$ for it.
Yep, I'd move on if you have lots of better options.
