Where I come from that's called "earnest money", a down payment to hold something for you for the agreed term, no excuses. The reason being is that the proposed purchaser has essentially removed the item from the market. Having done that you did not have the opportunity to execute sales that may have occurred while waiting for him to complete it.
Keep the money and be on your way. Having it in writing helps him to understand the original terms if he has a lapse of memory. If he questions you, explain what I said to him.
