Bob, I'm 68, 6 ft and 170#. I would have used a 2 wheel appliance cart and hauled it out by myself. Water heater full of lime is lighter than a refrigerator.l
BTW, I have a 50 gallon water heater sitting in the garage with all the hoses I need to install it. Sooner or later my tenant is going to tell me his went out.
I like a basement when it comes to water heaters. That way if they leak, very little damage to concrete floor. Easy to work on too. Sometimes I may need help getting the old one up the stairs.
If mine were in a closet, I would be looking for a better place.
