You say that your family has been farming this ground for 56 years. Then you say that the ground is marginal, unsuitable for development, and undesirable. Yet, you wanted it. This sounds a bit one sided to me. Like maybe it isn't so marginal after all? Or maybe it really IS suitable for development? Or are you just plain angry at losing out on what you thought was going to be a slam dunk on some cheap land? Either way, those are the pitfalls of developing or improving somebody else's land. Unfortunately, at sale time, you get no credit for what you invested into it either in time, labor, or money. Over the years, I have followed a policy of NOT investing in things that do not belong to me. Whether it be a rental car, rented housing, or anything else along those lines.
