There was the renter who called an air conditioning repairman without checking with us first and deducted the repair bill from the rent. Then stiffed the repairman for the bill.
There was the guy who left the garage packed full of his stuff, so we got a dumpster and emptied it out, leaving the few items of value locked in the garage. He came back and broke into the garage to steal his stuff back, which he probably couldn't find before we cleaned up.
There was the woman we evicted, who left her kids in the house while she went to live elsewhere, presumably because the gas was shut off. The kids destroyed the house.
After a couple dozen renters in four houses, the stories all seem the same. For every good renter there are two bad ones. The bad ones are perpetually late with the rent until at some point they just quit paying. You evict them, and they leave the house trashed and full of junk. Some renters are truly bad people, others simply never learned the basic skills you need to get through life.
