On real estate it depends on what your selling. A house I would list with an agent. A farm I would auction off right now. A business can be owner sold. So it depends on what you have in real property.
As for equipment. Your going to either take time to work at selling it or have an auction. You usually can't just passively sell things with ads and not show the equipment. If it is a higher priced item like a $75K dozer you can asked the buyer if they are ready to PAY for that high of an item. I have had to provide a letter of credit to some sellers of larger items.
