I'm familiar with that problem Bud. Northern NY is so so much different than the NYC area it's another world. We don;t get the NYC types moving in here as much as we did in the Adirondack park, but we do get them. Oddly, we seem to get people from Chicago. I've told the story of the Indian/Pakistani Physicist that bougth the palce next door. Dogs chasing sheep, kids wandering the roads at all hours, wife carrying on with the hired men while he was away for weeks at a time, her complaining about EVERYTHING. It was a blessing for all when they moved out.
Where we are is rural and I mean RURAL. If you don't know NY beyond the city, you don;t know NY.
