don't try renting to friends or family either....last escapade i had was when I stopped by to talk to them there were steaming bowls of food on the table...but no one eating them. i stayed at the door for an hour-food wasn't steaming when i left. lessons learned--use realtor that does rentals, first and last month rent in cashier check. deposit and eviction fee also that way if you need the sheriff it is already paid for..
