The oil (grease) leak is a bad seal on the differental shaft. The opening for the brake rod is just the easiest place for it to come out. Try pushing the shift lever straight forward of the reverse position and hold it there for a few seconds before putting the transmission in gear, that might help the grinding. Sounds like your transmission grease is thin(waterlogged) or you have a bad pilot bearing. Dave.
