FSA wants to know our cash rents

FSA offices are requiring all farmers to disclose the amount paid for cash rents on all farms for 2008, this news came from the Illinois Farm Bureau.

Seems to me the renters would be reporting the full price of all of the rent,to the IRS, so it could be expensed against their income. This would make it iffy for the land owner not to report all of the income. Though, Collen Powell did say; "You never know what you can get by with until you try".

Not much different then sending a 1099 form to the landlord for rent, which he and I report to the IRS.

Our county extension office collects that data and then classifies the average rent to soil type using a USGS soils map. Works great on comparing types of ground and fair value of rent anywhere in the county.

We are not doing that here in Johnson County Iowa. And will not be.

We do however as a committee( I am on the county committee) try to establish an average rent for the county to report to the State and Federal office.

I think the Farm Bureau is giving out the wrong information.

A couple of ladies that work at our co. office have farming husbands who stomp on everyone they can to rent more land. Also, a county committee member does the same. I'd go to my congressman before I told my office what my rents are. I always get a signed statement saying I have a farm rented for the upcoming year instead of showing the office a copy of the lease when signing up for the program.

When we discuss the rental rates those leases are never ever brought into the picture.

Only ones I have ever seen are the ones with my name on them.

We get most of our infromation from the talk at the coffee shop.

You know what most people are paying in your area.

The IRS does not get any of this infromation either.They don't need it. If I pay a landlord over $600, I have to file a 1099 with his SS# on it or I cannot deduct the rent from my taxes.
So the IRS knows what his income is from my deductions.

The farmers on the County Committee are there to support the farmer not the government.

I'm on your side.I'm a farmer also.

And I truly doubt that the farmer whose wife works for the FSA gets any land rentals thru his wifes infromation. If he does, file a complaiant to the County Committe and she will not have a job if it is true.

Lighten up guys, the FSA is there to distribute the funds as fair as they can.

If you don't like the rules talk to your congressman, they are the ones that wrote the rules.

Hmm, is it for getting county averages or reporting to IRS? I have been reporting the cash rent I have recieved since I bought the place. The little bit of a difference it makes I was not gonna take the risk. I wonder if it will be made public, if so it could really get the rent wars started again. I offered a couple neighbors $25/acre for some smaller feilds that a 3000+ acre farmer rents and they told me that was twice what they were getting. They are small feilds but very , very good soil, and with a little chicken poop they should do real good next year. What all could come out of this reporting that could be negative?

People out here in Western South Dakota are giving $30/acre for farm ground rent. Some have went as high as $45/acre, but most of them have taken there equipment and went back where they came from. Why is yours so "cheap", Dave?

Boy, here in Eastern SD it is crazy. I have been hearing of land going for $130 to $165 an acre and yesterday I heard some guy was paying $225 for some. Land has been selling in the $4500 to $5300 an acre range locally. Them $11 beans are probably a cause.

I dont know, there are a few people that are only getting $10/acre, seriously, same guy has been renting those feilds for about 20 years. I am guessing owners just want it to stay as ag. Average nonirrigated land is going for $45/acre, irrigated $150-$250/acre. How this farmer has been able to get by with <$25 acre makes me wonder as well, alot of this land is pulling in twice that per acre just from program payments. I am having a hard time trying to get mine into this "EQIP" program because renter had it enrolled as "no till", I can't really do anything better (as NRCS puts it) for tillage conservation, so I have to wait a couple years and do conventional tillage and then re enroll, or do something else on that list. We are sandy around here so with the last 3 years of drought, non irrigated ground has dropped in demand, I think winter wheat would do OK in the mix in case the drought keeps up. Some land owners are in it for some income, others are after the Ag classification for taxes and like to see the land worked. I will pay up to $35 acre as I am just small potatoes and need to get in the game. I did pick up a 15 acre peice from a friend for $10/acre, thats all they want, he's just excited for the deer that might be dran in to his land in the fall.Works for me.

Down here in southern MN rent is $160-180 an acre, with higher if you want to pick up something new, and lower if you are long-term & friends & lucky. Used to be rent was 100-140, with a few a little higher.

Small fields, odd shapes, can be a lot lower of course.

Read about this rent reporting to FSA on another forum, sure would be a negative. That is very sensitive info, of course you will deduct it on the IRS forum but that would be total paid; I would not want individual amounts reported to a govt agency if I were a tennent or the owner. I should think a lot of pressure would & should be applied to the right govt people to get that stopped before it gets started. Very bad business intrusuion upon private, valuable info. Really would allow abuse of that info.

Has always been that you need to show the signed rental agreement, but not the amount.

As far as that goes, there is no farm bill at this moment, so there is nothing to report or to sign up for at this time.

I don't rent anything at this time, but I'm opposed to it!

We have had some really cheap rents around here, friend of mine with 30 acres was only gettin $10 per acre for years. Just very few farmers around here. That guy got upset with the $10, but never found anybody to farm it, so he gets 0.
