Im a 57 yr old farm kid so of mpls mn.They are building mansions in every field around here and every where else I guess.Always worked in town raised 4 kids never could afford land before .now maybe saved enough to swing 40 acres at most If we try and stay away from worst housing area.Somewhat of an investment but realy because the farm stays in a guy.Very stupid and dangerous or what?Best part is realters have that take it or leave it look on thier face. Thanks for any comments herman

I bought 58 acres in Western, Pa for $300 an acre. It had been an old nursery and part of of it was stripped, but nicely reclaimed. I would do it again in a heartbeat.

You'll find the same thing going out to Hutch, St. Cloud, Princeton. I'm an hour west of 494 and have many neighbors and family that drive in each day. I sold 40 acres, mostly hunting land (read swamp), last year for more than what good tillable land goes for. Lost 5 tillable acres and a chunk of debt.

Gotta get just about to Le Suer these days to get out of the building craze they got going on. Thank goodness St. Peter didn't become the state capitol as was planned, or I'd be a stip mall instead of a century farm. Mankato is starting to pressure around these parts, but they seem to be moving to the SE, the river keeps them away from 'here'.

That's sorta what we did several years ago. Life is definitely better here. However, as you can never know what any area's future is, make contingency plans.

A lot of people laughed when I said that we have an exit plan, even though we have no close neighbors. Then a 1800 acre farm down the road sold. New owners were boasting that they'd preserve 80%. That's nice, only 360 acres of development in this very rural area. And the farm had a legal airstrip. Guess what type of housing it'll be?

We aren't going anywhere else soon, but we are situated to sell very well if that day comes. It's always a lot easier to relocate with more money.

BTW, we've made more money owning unimproved land than everything else put together. Go for it, but make certain your purchase will satisfy your needs. It's possible to buy land that you aren't allowed to do what you want. Know the rules.

Go for it. Just be sure you get far enough out that the housing developments won't catch up to you in just a few years.

There are a lot of people older than you doing it! If your money situation warrants it, go ahead! NOTHING is better than getting out, away from the city, and working on your own place (even if ya just "piddle" around!).
