Hi Guys,

Yesterday, the wife and I "Dropped the clutch" as Hound would call it, and made an offer on an old farm.

I'm a nervous wreck, can't concentrate on my work, pacing the floor and am halfway hoping that the landowner's will reject the offer, 'cause I think we went too darned high even tho the asking price was aimed at the yuppie crowd and was totally out of reason.

My friend tells me that I'm just standing eyeball to eyeball with my dreams and that it can be a very scary thing. 'Course, he's kind of a master at stating an understatement. :>(

Now, all I can think is: "Be awfully darned careful what ya wish for". :>)

Guess if I could give the "younger generation" any advice, it would be to buy whatever real estate you can, as soon as you can- I cringe when I see young people looking for "our dream place", meanwhile burning money on rent. Buy something you can barely afford, even if it isn't your dream- and take advantage of the inflating real estate market. It's almost impossible to save up money as fast as prices are rising, and as the years go by, you'll be further, not closer, to your dream unless you've invested in something.

Looks good. Living in calif. it is hard to believe there is still open land like that. With Mom and Dad both gone now, it wouldn't take much for me to pack up and leave this state, for open space like that. I hope the deal works out for you. Stan in calif

Hi Allen...I have made a couple of trips to Nebraska and saw a lots of great farms like this one. I gotta tell ya, you ain't gittin no younger and the prices will continue to increase, so you may as well pull up your socks & blow your nose on this if you want it. My wife and i just got our dream farm last year. We bought 61 acres with about 40 tillable. We had to redo the barn and i am now starting on the garage. What a chore but well worth it. I was a total nut case till we got it and now it isn't so bad. just hang in there your dream is near.

If the property is in dawes, sioux or box butte co. I may have drilled them. Probley not an option on 1,000gpm. sometimes 10 gpm is a good find around here. after the deal is made let me know where it's at. Good Luck

Allan, the property looks nice, from what I can see. I downloaded it into cad, and tried to estimate it's size by the size of the clouds, and that you can only physically see a distance of 26 miles at an altitude of 100' above ground level. By the cad estimating that the picture was taken at about 5'9" above ground level, and the closest cloud is 3.7 miles in diameter, that's a pretty good sized piece of property. When I zoomed in 4x and panned to the left, there's a lady, about 25 running around about 2 miles out. Two questions, what's her name, and why aint she got any clothes on?

In reality Allan, if the deal that you offered goes through, can you live with it? You made an offer that you found reasonable or to your likings, so if it goes through, and you're out and about on the tractor or the truck, and settle in, can you live with that? Only you know the answer.

And that lady over there? Better tell her to put some clothes on. Wife aint gonna care for her runnin around like that, not much. Get me her number? I'm single. LOL.

My neighbor had a woman go nuts on him and they found her 7 miles from home, across the river, runnin' just as hard as she could towards the south and nicked as a jay bird. He's workin' on his second wife now. :>)

I had the same sick feeling when we put the offer in on our place last fall. Thought we offered too much, what was I getting in to? Ended up place appraised for way more than we paid, seller now wishes he had asked more. Now I worry bout getting the rest of the land for a fair price. Once ya own it, you'll love it. Cant see land deppreciating round there unless the Lord has some strange plans for it. Good luck, enjoy.

Congrats Allen. We bought 11 acres (looks like you got a whole lot more than that) a year and a half ago. 20 mins from Omaha. Working on putting up a pole barn, planting tress and trying to get some grass established. Hopefully a house next year. It's this purchase that led to the next, the 8N, and then the Kingkutter mower and on and on.

Galen, Steve, sounds like there are a number of us in the eastern part of Big Red Country. I know there are a couple of others as well. We should figure out a way to get together and have a beverage of choice.

Again, congrats Allen. If you're like me you'll find yourself driving out there and just standing...

The property is northwest of Omaha, just a mile southeast of Kennard or 2 miles southwest of Blair.

Our house in town has 2 Walmarts within 5 miles. And neither one of them carries GL-1. Such a deal.

You better hurry up and buy it. I think they are planning a wal mart to go there. Good luck. I'm closing tomorow on a small farm. House needs work new foundation. But barns are in good shape. Hopeing to someday add back the 120 acres that was originally farmed. Good luck.

Looks good Allan! Where abouts is it? Same thing with me and the wife 4 years ago. Had a chance to buy 101 acres of the family farm from my brother. Lots of work, worry, dreams, plans, etc, later - we both know we made the right choice. We still have a LOT to do (brother let the place go to he!!), like build a barn, chicken house, wood shed, KILL CEDAR TREES (built a tree shear to help with that), but look forward to it. We figure that God put us here to take care of this piece of His land (thistles, cedars, and plum thickets included), and we're gonna do the best we can (with His help) to get it back the way it should be. Big Mistake, That is what a bunch of people that live in town would say. Those of us that love and live in the country know why you are doing it and for that we congratulate you on the big step. You will both enjoy your choice. By time you are done with your changes to the place, the value will not be in dollars but pride of making your own tracks.

I haven"t done too many replies, but I have been reading the forums for some time.

Anyway, our dream started in 2000 the wife and I decided to buy 40 acres in very rural Colorado in hopes of building and getting back to a little farming. I was born and raised on a dairy farm in Wisconsin, moved to Colorado in 1979. Excuse the handle that was bestowed on me before we moved to CO. We have boarded our horses for well over 12 years but have always desired to have them on our own place. Well after our youngest daughter graduted from high school we built, moved in Jan 2004, horses came March 2004. Although its been alot of work (building barns, stalls, pastures, etc.)we would both do it over again without a thought. It was pretty scary for us but turned out better than we ever anticipated.
