OT - Land rent

I have 120 acres of dryland farmground in South Dakota that I have rented out for the last 15 years @ $30 an acre. I was thinking about raising the rent.....any way to find out what the going rate is? I don't live in the area....

Also I have been collecting rent at the end of the year. Is this still normal practice or should I collect at the beginning of the year?

I rent a 6 acres, enough for some hay and corn for a couple of beef. I pay 75 an acre. On my corn this year(3acres)I paid $100 for seed, $350 for N and spray, plus putting it in. I had the neighbor combine it, another $50. Picked it too wet, then it rained that night too, I ended up with a load(only got about 70 bu)of corn to wet to do anything with. Gave it to a friend to feed right away to his cows so I could get rid of it. So I had a net loss of $800 for the year on 2 acres of corn, glad I didn't plant a hundred!!!!! Hope next year is better, I plan to add about 20 more acres.

Kinda reminds me of the fellow in Memphis who was going down into Southern Mississippi once a week to pick up a load of watermelons..... ..price was $1.00 per melon, whether buying one or a million. He was hauling in a pick-up truck and selling them for $1.00 apiece back in Memphis. Wasn't making any money; in fact, was losing a little on each load. Went to see his banker about a loan; had decided he needed a bigger truck..... ....

My neighbor here in western KY just took bids, and the "winning" bid was 200.00 per acre, cash up fromt.

I charge $40 per acre. Half when the crop goes in, (or first hay cutting) and half when crop comes out (or last hay cutting).

I can get more in my area (NW WI) but I have a GREAT renter. Pays on time, check always good, does not rut up the field or access through my yard.

Only thing you should change is when you collect the rent. should get all in spring, by may1. You might end up with no renter if prices slip to much. a good steady renter is worth alot. why do think it is too low. do you live in the area.

Probably a good rule of thumb is to shoot for the landowner getting 1/3 of the gross cash value of the crop- most of the wheatland in eastern Washington is on 1/3 crop share, and has been for decades. Wheat yields can vary widely depending on weather, and with crop share, landowner (usually absentee widows in New York or some such) and farmer share the risk. The elevators even keep track of each landlord's share- you put a little sign with the name of the landlord on your truck, and they chalk it up to the right account for you.

In our area $75-$100 is the going rate. We get all our rent March 1 but pay the bank loan interest on that amount for 6 months. We got stuck with no rent one year when the renter got into trouble. Insidently the radio says we have 38 below the donut for a temperature this morning.

Crop land, here was going for around $100 an acre cash rent except for tobacco, then it was $300. Pasture land $5 per cow/calf pair per month. Hay land about $60.

hayman, does that tobacco rent include the barn, or does it rent seperate? We have a small allotment in ne Kansas. The tenant seems to want to raise some free market tobacco after the buy out. $300 sounds resonable enough.

$300 per acre was cash rent, no barn, no quota (pre buyout). Landlord furnished lime to soil test, no NPK. Barns typically rented for $2 a rail.

I am leasing out my land for $60/acre. I have
talked to a few people that are getting 50/acre.
The two big farmers in my area both pay 60.

Here we pay when the land owner wants some want it before but most work with us and take it after the crop..

we pay about 70 but the BID wars started last year and here in Indiana near I70 on the Illinois border for some rough looking stuff its got up to 170. I think they's be fools.

I have a couple small pieces of ground where the landowners pay me $50 an acre to farm it so they can get their property tax break (I keep the crop), and I still don"t make much of a profit on those 20 acres. The guys that got into bidding wars on ag land around here back in the late 80s quickly found out that this soil ain"t Iowa soil and you don"t get enough return on corn here to afford more than $30 an acre rent, and even that"s iffy now. The big problems since the late "90s are houses and regulations. $12,000+ an acre offers from developers makes the land disappear fast (how"s even $100 a year going to compete with that?), and the state is tightening the noose on whoever is left with manure management laws designed to "protect" the water by making it so hard to keep animals nobody will do it. This affects even the horse stables. If the horse stables go, I go, because 60% of my income comes from horse hay now, and much of that land can"t grow corn or soybeans because of the deer that I can"t shoot because the houses are too close destroy anything but grass. I really love it. One state agency is trying to preserve farmland, another encourages farmers" adaptation to the local market for economic survival, and two more agencies try to destroy what the first two create. OK I"m done ranting.

We rented dryland cornground for $55./acre. Got paid after harvest. Renter also got the FSA payment. For cattle we got 10 cents per critter per day. That included water and shelter but not cornstalks. Did include pasture in season. This was in central NE.
