The real estate person didn't tell you anything out of line. Don't know if you actually spoke to a Realtor or not A Realtor is person who is a member of the Realtor's Association and many people who sell real estate are NOT members, and NOT Realtors. If a property doesn't sell in 3 - 6 months, the asking price is higher than present market value. Nothing complicated about that. If you want to ask higher than market value, you can sit around for a few years or more, keep paying taxes, insurance, and upkeep, and see what happens. 5% is relatively low. Many won't list your land for less than 8% or 10% - but it's up to you to negotiate. Bare land is tougher to finance, sell and show, so the % is usually higher. You say you can do all this yourself? If so, why did you even talk to a real estate person? I've done it both ways, and there certainly are advantages to using a good real estate salemsan, sales woman, or sales-inbetween?. Some potential buyers won't even speak to owners trying to sell on their own. You can also waste an awful lot of time showing your property to deadbeats who are not qualified to buy. There is also a lot to know about proper legal procedure to protect both the buyer and seller, along the way. I learned many years ago, that when you see land "for sale by owner", you'd better watch out. It's a bargain sometimes (rarely), but more times than not, private sellers are asking rediculous prices way above market value, that no credible real estate person would waste any time on, listing. Like any other profession, some real estate people are very skilled and worth hiring. Others are incompetent and idiots. Remember, when you sign a listing agreement, it is a legal contract - and you can customize the agreement before you sign it. Many "standard form" listing contracts come three ways. EXCLUSIVE RIGHT TO SELL means that no matter who sells your land, the real estate person gets the commission. EXCLUSIVE AGENCY meanst that the real estate person only gets the money if he/she actuall found the buyer. This retains the right for you to sell on your own and NOT pay the real estate person a dime.
