Hot Water Tanks

You've gotten good advice about the adequacy of the tank, so I won't add anything about that. I'd like to take the opportunity to express some disrespect for a brand of electric water heater that's given me a lot of trouble for the past two years. The apartment complex where I am maintenance supervisor has Bradford-White water heaters in all 211 units, and the plastic dip tubes are failing at a rate of 1 per month and climbing (up from none per month 2 years ago.) These are all 10 year old units, which would satisfy some people, but I've had water heaters last 30 years in houses I've owned (rentals, remodels, personal residences) so 10 years doesn't impress me. Replacing a dip tube isn't difficult (particularly when you get plenty of practice) but working on old plumbing would get my vote as the repair most likely to lead to more repairs, so I'd rather not.
