OT: house insurance----please read

A few threads below is mentioned if tractor insurance is available. I was thinking, What if all of us guys chime in here and say who the company is that you have your home owners insurance with. Also add if you have had any claims, and any other quotes. Well here I go.

Right now. I am paying $980/year on a 2500sqft house and I have had no claims, The Company is Frankenmuth mutual in Frankenmuth Mi. I got other quotes State Farm $1385/year and I got another quote for $1,050 from another company but I dont remember who it was now. I dont have any equipment on a rider on my homeowners insurance. That price includes a wood stove in my living room.

Can a person buy farm liability seperately, and what specificly do you ask for? Not interested in home owners route and don't need to cover mortgage.Years ago we bought farm liability with our auto insurance, is this still done?

Over the years I have found this info. to be TRUE:
If you have a mortgage, ask the lender for an insurer reference. The insurer is only actually responsible for paying the outstanding mortgage balance to the lender. In most states.

I have no mortgage and am SELF-INSURED. Private property. If a person is not summoned to my property, I am not responsible for the well-being of the person. No solicitation in our neighborhood with a permit. All service personnel that may be required to fix things, or, supply services to my property must posess their own liability insurance.

This is generally the rule at any industrial, or municipal property. Even the US Park Service.
Being self-insured, means that we are always at risk of being sued. Therefore, we have our own legal staff. For me it is called "LEGAL AID".

We are always in a position to RE-BUILD, regardless of how much we were to collect by any insurance payment.

Boy, I tell ya, you guys have hit a sore spot for me since I am an insurance agent. Sounds like many of you have an agent who doesn't take the time to explain things to you, and those guys are the ones that give the rest a bad name. I do all my business right in front of my customers. I show them my computer screen, I show them how changing this or that or the other affects the premium. The honest truth folks, is that an AGENT (not the actual company) makes very little on each personal lines policy. The only way it turns into a money making situation is if they keep you as a customer for several years. Agents make much more money on commercial policies. I would be more than happy to answer any general insurance questions that you might have, and any specific questions if you are in NY or PA, where I am liscensed. Insurance is complicated, and is a necessary evil, but look at the alternative. 1) You pay $750 per year for 30 years and then your home burns down. If you have a $150k home, you are ahead of the game by over 125k. That's a pretty big chunk, and it would be tough to absorb that 125k hit, assuming you banked the other 25k.
2)All it takes is one jerk to slip on your front steps and break his leg....and you are looking at a large lawsuit. How many of us can afford to stroke a $50k check? People think insurance is a scam until they have a big claim, and then they find out that it is a blessing. Just had to put in my .02.

Question for you, Brian. Do you run into insurance questions or problems when you write a homeowners' policy and the homeowner has vicious dogs that bite? I live in Hawaii, and we record frequent deaths and injuries by way of Pitt Bulls. I thought the insurance companies wouldn't issue policies to these people, but apparently they do and it must drive up rates for everyone. Just curious.

To answer the question about Pit Bulls, most companies have a prohibited dog list, and Pit Bulls are on every one of them along with Rottweilers, Chows, Wolf mixes and other "fighting breeds".
Not to say that all of these dogs, under the right command are dangerous, but in general they have been found to be more likely to bite or maim.

Most folks lie about their dogs, if they know they are dangerous, or get their home before getting the dog and never think to mention to insurance agent, etc. You can also exclude dog bites from being covered on a liability policy.

The thing that insurance companies can"t account for are mutts that come from bad blood...they can be as bad or worse than any purebred attack dog.

How come if someone comes on MY place, without MY approval/permission, and hurts THEMSELVES am I responsible?

We have an inground pool, gates, etc. But insurace agent said it is still possible to be sued (and lose) because they got hurt on my property. Isn't there a law protecting ME from trespassers?

Makes ya wanna tell all visitors that come over: "If you get hurt, you'll be dead. That way there's no one to speak against me!"

Just curious.

The real reason? LIBERALS in the COURT SYSTEM. That is what is comes down to really. As stupid as it seems, there is some measure of liability for any property owner, no matter what the reason for someone coming on to your property. You can make a better case for yourself by a) making sure that you don't create any hazards (steps, cracked cement, gates/fences with sharp points, thorny bushes, etc) and by posting no trespassing signs every 10 feet or so (yes, I know is closer than required, but nobody can say they didn't see them) and keeping them visible year round.

This is exactly why it pays to have a good solid liability policy....you are not in control, even when you think you are.

My father in law (state trooper) told me that if anyone (burglar or whatever) comes on your property....if you have to shoot them, make sure they come to rest inside the house. Otherwise, this demonstrates that they were not an immenent threat, and you can be charged with manslaughter.

Yep.

First, anyone can be sued for anything.

Then it's up to the lawyers :)

The laws over negligence & trespass and all mainly come from court cases.

I was trying to find a nice, concise summary...probably doesn't exist. But I found this and I kind of like the way it sums it up:

"Under Illinois law, a landowner owes a duty of reasonable care to trespassers if repeated trespassing establishes acquiescence. However, the mere failure to take burdensome and expensive precautions to keep trespassers out is not equivalent to acquiescence."

I'm with USAA, as a retired Army guy. No problems. Good pricing, excellent customer service, and will handle all insurance (and banking) needs. No I'm not an agent -- never met one, in fact. All my dealings with them have been by fone/fax/e-mail. By the way, until recently in WV State Farm and some of the other big boys would not take on new customers. USAA never stopped.

Sir,
A question regarding USAA. My father passed away a few months ago. I nor any of my siblings are living on the property, with the closest an hour away. I have talked the family into holding off on the decision of selling or keeping the property for a year (this may cost me more than what the property is worth, I am responsible for paying the taxes, insurance, expenses etc. during this time). Due to the fact I leave in two months for Korea, I would like to NOT have these decisions be made until after I return in Sep/Oct 06. Do you know if USAA would provide liability insurance on property that no one is living on?

I have a 16 year old 2600 sq. ft. house with a 2-stall attached garage. Have an in-ground swimming pool and a pole barn. Have all the mowers and my 2N covered as well as a rider that covers marine insurance on my 22" Starcraft boat. I am now paying a little over $650.00 annually. I have a $500.00 deductable on everything and the policy is carried by Auto Owners. I have dealt with them on a storm damage claim and they were great. I mailed the estimate for fallen tree removal to them and 1 week later I had the check.

I had State Auto before that and had a horrible time with a claim for ice damage on my roof. Came close to brtinging in the State Attorney Gereral"s office to get the A$$H@le adjuster to be reasonable.

My guess is that you are being penalized because of the wood stove in the living room. My advice would be to shop an independant agent and get someone who wants your business and will help you get the best buy.

I HATE insurance companies. I tell them that I think that Al Capone started that business, today thay have just refined the marketing approach.

I called a local rep who sells Auto Owners insurance, I would get a rate of $100 higher if I switched to them because I have a wood burner stove. THe stove tacks on another $400 per year.

The name of the company is Auto Owners, Never heard of them before. I will look into it. I also have both of my cars through the same company that has my homeowners insurance.

They got you coming and going, either way. Seems around here they really push a guy to get higher deductible, probably to keep from paying nickle dime claims. But they say "Oh we can save you money on the premium" SURE: Look at the next premium and see how much they saved you. Eventually you are right back to square one on the premium amount.

Just a caution for all. Several years ago, I had two claims in one year from lightning strikes. One was in the thousands and the second for only $250. I had not had any claims in many years before. At the end of the year my insurance was not renewable except at a very high cost. I did luck into good local agent that got me a more resonable premium later. From then on I will never file a claim until it is a large claim. So get the highest deductible and do not tell insurance company about claims you handle as they will put those on their list even if they do not pay.

I just bought a 2001 Doublewide for 32K cash. I don't buy insurance. I'm lucky enough to be able to keep a cash reserve so something happens I just plan to drag off the frame and buy another. It's such a relief not to have to hassle with insurance. It's not a mansion but I'm pretty happy and if I want a bigger one I'll just put on the wheels and roll it out. No debt----that's my idea of freedom. I do have a rental house with insurance as smokers live there. $400 a yr for 70K. Shelter insurance co. State Farm wanted way more. I said your waaaaa y out of line. Made them mad. -----

What about liabilty if someone gets hurt on your property. That part is whats scares me into paying for the juice money insurance sompanies charge.

I am paying slighty more than $1100 US a year on a new 3800 sq. ft. (under roof)house, which is including a 25% discount because I am willing to accept cosmetic damage to my metal roof due to hail, this also includes my 2000 sq. ft. Morton building, and @$50K US of personal property.
I also have a million dollar umbrella policy which costs $74 US a year, and my auto insurance, $500 deductible on 2 vehicles, a 2005 F-150, and a 2005 F-250, which is approximately $2000 a year.
In Texas, thanks to the unlicensed, uninsured illegal aliens driving, if you can call it that, around yapping away in Espanol, my car insurance pays for them and their junkers.

Heres a freebie.Make sure arson is covered or a drunk can put ya out of business in one night.What hurt the worst,was the boys were caught,prosecuted,and were made to pay a dollar a month.they had nothing.Insurance wiggled out of paying and so did crop insurance(it was our tobacco barn full of approx 12 acres burley).It cost us the farm,and we trusted the agents when they said anything was covered.Know for sure whats covered.ask questions,get it in writing.my 2�
