I have a concrete floor that has never been painted and is fairly new(3 years, but that's how long it took me to build it in my spare time, should have paid myself by the hour.). It has in floor heating and will be used as a rec room/ play room. I'm not sure if I want to paint it. If I clear coat it, what is the best product to use? Thanks for any imput.

Used 1/8 tile on our attached garage floor. Its been there for over 30 years and is still going strong. If you don't care for color, some places have very good deals on left overs. We never wax it, just scrub and mope. Even with the salt we get here in the winter time the tile really stands up great.

Check with your hardware store. I believe they now have clear epoxy and polyurethane paints. I've used both (colored) and they are fantastic. The epoxy may be a little overkill for a rec room ($$$!) but indoors a polyurethane will last almost forever. Epoxies are terrific for garage floors and concrete stairs. Both have surface preparation requirements that must be followed closely.

Go with the epoxy. In time my experience is the polyurethane will lift.

Another vote for the epoxy ! A little more, but my buddy did his shop floor with it and it's not bothered by dragging engine blocks across it - that's tough !
