Sir:
We are ordering House Plans from Dream Home Source of over 15,000 house plans. We find we have to order the framing plans, roof framing plans, building materials plan for $525 extra above the orginal cost of $540 for 8 sets of plans. The question is, does a builder need all these extra ad-ons? The total cost would be $1,065. Is this a fair and reasonable amount for commonly used plans?

I am building a house in about a month. Bullcrap getting the permits here! Anyways, I got 4 sets of blueprints that I had changed from the original layout plus the original print for $650 from 84 Lumber. The new sets are state certified and all that crap. No materials list but took them back to 84 and to Menards and Home Depot and Big C and they all made their own lists for me.

...don't know about the cost of plans. You can take plans to a copy shop and get large copies made, (very reasonable) if different departments/personal need a copy. Hound

We got ours from Homestyles Plan Service, 275 Market St. Suite 521, Minneapolis, MN 55405 PH: 1.800.547.5570. As I recall, all up price was around $350USD for a full set and two copies,without a materials list. The plans were good-to-go with the county building department without changes.
AsS far as the number of sets is concerned, one set to the building dept., one set to the lumber supplier to develope a lumber package and materials list and one extra set for myself since I built the house. A hired contractor would have probably wanted at least two sets. ANyway, the plans were good and I'd most likely go with the same outfit again.

If you are building your house in an area that requires permits then the extra plans will be need when you apply for the permits. I just got done building a house and used plans from the same source. Even at $1000 it is a deal, consider most architects will charge 7-10% of the construction cost to give you the same set of plans.
