O.T. price of building materials!!

Wanted to build a house this year but with one thing or the other it hasn't hapened yet. Now that fall is coming I expected to see prices on the decline but lumber is at an all time high. Anything metal is crazy and roofing and such is following the rest. Compairing notes with what my brother paid in 2002 my house might cost 30 to 40 percent more. Talked to a friend that does concret and rolls of wire mesh that cost $40 last year is $140. $2 bars of rebar was $12 not to long ago. Interest rates are still attractive but I can't belive everything else. Will things ever get back to a reasonable level or will we just have to get used to these prices? I guess I'm just venting but if anyone has thier crystal ball out, please let us know. Dan.

I read with interest all replies. I did not mean for my post to start a political debate but as, I think Sleeper said, it was probably unavoidable. I spent 4 years looking for the right property to build my house to raise my family. I found and bought 55 beautiful acres of fields and woods. That's how this relates to tractors. We wanted a modest home with attached garage and a separate heated workshop for tractors and such. Then, like a deer in the headlights, I watched stocks fall and cut into our bottom line. Not a total loss, interest rates were going down but with both elderly parents receiving three major operations between them within a year and going from hospital to nursing home and back home again, building was put on hold. Ready to build now, so I start looking for materials. YOU WANT HOW MUCH FOR THAT!!! For now, we just go up there and dream. I keep the fields mowed and cut trails through the woods for X-country skiing, snowmobiling, snowshoeing etc.. I'm quite sure I'll see material prices drop but interest rates are sure to climb. Don't get me wrong, I'm not having a pity party. I have a wonderful, healthy family, good job, and am fortunate to live in the greatest nation in the world. If I ever feel things are getting to a reasonable level again I'll build. Worse case, We don't build and I have land to give to my two boys should they want it. I apologize if the original post took away from the focus of the site.
I've visited here nearly every day for the past three years and have found better advice here then any where else. Thanks again. Dan.

thurlow,Sleeper, I'm handy enough to finish a lot of the inside of the house once it's framed. As for wood on my lot, mostly hard wood (fire wood for life) and quaking aspen. The aspen isn't real good to saw for building but is getting a good price at the place making OSB. I used to be a logger by trade so cutting it isn't the problem, but a skidder is the right tool for the job here. I don't want someone else to cut it and don't really have the time right now to do it so I consider it money in the bank. I'll get to it "someday". I just started having a local dairy farmer do the hay. Fields aren't in very good shape yet. He'll mow and seed. I'm not getting anything for now but at least I don't have to mow and it's helping someone that can use it. As before, I appreciate the help. All good advice to consider. Thanks, Dan.

Hey Dan,
Have some suggestions for your home plans in the last paragraph.


Now there is an off topic forum that can be used if you need to vent or you don't feel your topic is related to a forum.

I don't know how well that will work if something strikes a nerve and the words start flying again in tool talk. People are going to respond in the same forum, I would think. The rules posted by Kim in off topic say off topic discussions are allowed in other forums as well.

It's not going to stop those people who have to respond with insults and personal attacks just because they don't agree. To me that's just a sign of lower intelligence because their brains can't think of a more proper response to express their opinion.

The interesting thing about that reaction is this is a forum read at different times, it's not like a face to face discussion with gestures or a situation where someone runs you off the road threatening your life.

The president doesn't lose control whenever he is heckled at a public appearance. We'd all be in big trouble if he lost his judgement and fell apart because someone said something he didn't agree with. In general you have to have a thick skin today and that's a quality needed for leadership.

Some people have forgotten that we are lucky to be able to say what we think and listen to independant news reports. People in China can't do that. They are jailed for criticizing their leaders, and they only hear news their goverment wants them to know. Someplace, they used to cut out your tongue for speaking out, probably still do.

Continue posting whatever you want on these forums, whereever it leads and if someone gets nasty put them in their place like a mature adult. Everyone is free to read another thread if they don't like one. This is one of the forums that gets plenty of posts and replys each day.

Keep dreaming the american dream of the house and don't give up even if it takes "the spirit that beat the japanese" to get there. Keep thinking. If real estate values climb or it's an option now, maybe you can subdivide a little of the 55 acres and sell part to help pay for the house. Put deed restrictions on any sale to keep the place the way you want it. Or if keeping the whole place is a priority is there some timber you could sell off or use for lumber for your house? Lumber's a big cost, can you cut that cost out with your own? Last time i was in maine i saw quite a few independant saw mills. Can you make a deal with one to cut your lumber in exchange for letting them have some of the remaining timber? I know you can't farm as much in Ma. I saw a lot of hay, seems winter wheat should grow too after the hay. Can you rent the fields to help pay some bills or make a deal to let a farmer plant for free in exchange for part of the value of the crop? Then you don't have to mow the fields either. Maybe you can use this American Ingenuity to reach your goal now or at least sooner.

A friend of mine runs a factory that makes ground rod. He said his raw material cost has quadrupled in the last two years as all the scrap metal is being bought up by China.

Building materials were going up in price here before the war in Iraq ever started. Not really sure why. James

We Canadians have lots of cheap softwood lumber we would like to sell to you...but your lumber guys are kinda pissed off at us.
If you buy some of our lumber, we will throw in a free cow...she's mad but she'll get over it.

You can thank our buddy george bush for the high prices. We destroy a country and then we pay to rebuild it building supplies have gone sky high all over. We are sending it all to Iraq.

This is for Short Round- First I'm dissapointed that you had to bring politics to this site but since you started it I think I should point out some things. No You can't blame the president! He Did not, and cannot go to war without the permission of congress which he had. Removing A mass murder with future nuclear capability from power was worth the cost of of high priced lumber. Natural disasters and terrorism had prices climbing long before the war started. This problem is world wide- not just here. Our economy is getting better with a current growth rate that is the highest in the past 20 years. The other presidential candidate has vowed to raise taxes which has proven in the past to raise prices and lower the economy even further. I think its time to quit crying about the situation and try to come up with real solutions! Now, if you don't mind I would like to go on and read about tractors, if you want to discuss politics find a different website.

That is a valid point. When you see dramatic changes in $ and your plans go from within your reach in a short time period like the orignal post expressed, talk turns to politics for an explanation. I would guess.

If the worldwide building boom is causing shortages and demand from foriegn countries is causing these big price hikes than that is hurting average americans pockets at the cash register. But not the American companies selling these materials, many now in Mexico. So were not benefiting from job creation from the boom.

Than our trade laws aren't working to protect Average Americans and our economy from runaway inflation. We should be America first, and Americans first.

As an american, I'm for a strong standard of living and well being for americans and protecting that from all potential enemies. I don't feel that's being done as well as it should be.

I won't go into blame for the inflation again. I have expressed my views on that already and made my point on it. We all have strong ideas about that, meaning we all care about our country and that's the most important and reassuring fact about America today in a chaotic world.

That's amazeing. He must have allies in high places covering him. I wonder if he is dead? They bombed a lot of those tunnels maybe he's in the rubble of one. I don't think his people would cover it up, they would Rally with their J-hod thing. But they still hit those trains in Spain, he probably paid for that and is at large.

If he is caught, i hope it's the Royal family Arabs. He won't get treated like he would if our guys get him. I believe they practice an eye for an eye.

Politics is all in how you look at it. I am middle class and can honostly say that me and my family are better now than we were 4 years ago. I disagree with most of your beliefs about the economy and the president and this forum will do nothing to change either of us! One thing we may be able to agree on is that this site was a lot more fun when it was a safe haven from the daily grind and still all about "Yesterdays Tractors".

Chris is right in my opinion. The building business here is going nuts and has been for some time now. I remember that two years ago you almost had to have some influence to even get sheetrock. It could not be made fast enough to meet the demand. Also, China is importing building materials big time. I read somehere(maybe here even) that there are 30 of these mega building cranes in the world. Right now 18 of them are in China. As for this Iraq thing, most of their building consists of masonry products. Plenty of sand to work with and the heat won't effect it.

I would tend to agree. If the temps are going to be in the 120F range during the day, you want to live in a masonry house, not stick-built. They might be importing a lot of cement mixers into Iraq, but you won"t convince me that they"re building many buildings outa wood except temporary shelters.

One thing you can do to lower your cost is the following. Have a finished basement, build a home that best utilizes space--I know that sounds silly, use vinyl siding. Maybe build a prefab home on the foundation. Shop around for the best lumber package price. My local lumber yard sells home packages with competitive pricing, like for instance a 1800ft2 home package (not including foundation) for under $20K. when I build my home in 1999 my lumber package for a 2500ft2 ranch was $23k.

Kurt, my plans are for a one story, two bedroom, one bath, 1550 ft2 house with a daylight basement. Nothing too extravigant except for sure. I intend to finish the basement and and two bedrooms and a bath down there as funds permit. I looked into, and visited, a prefab company and was very impresed. I told the dealer I'd like to stay within a $130,000 budget. Quote was $169,000 with a garage! Also, I was somewhat limited as to what I could do with ceilings and overhangs. I figured, heck, if I do most of the work myself I could stick build for cheaper. Maybe not! Quote on the foundation with breezway and garage, frost walls all around (Northern Maine) is for over $18,000 and does not include excavation and backfill. You say that $20k home package does not include the basement but does it include windows, siding, roofing ...?
Thanks for the replys everyone. I might keep an eye on prices this winter and try to buy things if they go down some.

it"s not hard to understand why a modest(?) 1500 sq. ft. house now costs almost $100,000. before long it will be completly out of reach for most middle income families. the powers that be call it "inflation".
