OT: Value of a stockdam?

Real estate seems to be a popular subject today...I just got done meeting with the local state DOT engineer. For a upcoming highway project, the state wants to purchase fill gravel from our pasture, and leave us a 400' x 400' stockdam 16' in depth. Two sides would have a 1' in 5' slope, and the other two would be 1' in 10'. For this we would receive approx. $14,000. My question would be: Does a stockdam this size add value to property, or would it be a drawback to future buyers? This would be located in a 160 acre plot of land consisting of about half hayland and the other half pasture. Thanks for your help in making up my mind.

The one question that comes to mind is: If the DOT wants to take gravel fill out ,what makes you think it will hold water?? You could end up with a BIG hole that won't hold water !!! Just a thought. Jim in N M

I would make them put a chain link fence around it, probably be the law someday, nice income for no work on your part

Comming from an extreamly dry area, I would consider your "problem"?? along the same lines as winning the lottery. But since they seem to want to do the project I would maybe try to horse trade a little and see if they would stock the pond for you. Its not just me, my critters would love a deal like that.

Rauville, In most cases here in central Texas, You just got an improvement to your property. Should you sell! you have a water feacher that will add to the resale value. There are thousands of small tanks and lakes by the roadways. A good tight barbwire fence will keep most folks out. Put up your posted signs.
Make one wire hot with a good fence charger won't hurt either. Will help keep fence breaking ol cows and bulls off the fence too.
As always double check with your insurence agent to add additional coverage for the stupid/idiots who can't read Posted signs. If the draw that this excavation is taking place in, carries water most of the year then by all means stock it with fish.

first off for 400'400'16' that $14,000.00 is only about 10 to 20 percent of the value of the material. If your DOT has the right to comdenation (take it for the good of the public) I would be getting my ducks lined up. I would insist on written legal documents as to who is legally responsible for this after they are gone. Do not overlook what your legal responsibilities are and what environmental responsibilities are.

I would ask my insurance man before I did any thing I know a guy that did the same thing. His ins. went through the roof! They said being close to the road made it a bigger liability
