I had same problem with a metal roof I ended up using silicone caulking to seal around EVERY nail head on roof ,,I think the exspansion and contraction from tempature change cause leaks on metal roofs but since i sealed all the nail heads it seems to be fine Dave

As the other poster said, this is a common topic here. That only shows what i've been saying all along, the "only" sure fire cure for leaking metal roofs, is to tear them off and go with "quality" shingles. If you patch it, you will be chaseing a lot of leaks for years to come. Then again, maybe you don't mind doing the patching? Most pole barns in my area have now had the tin torn off and are now shingled No new ones are built with metal anymore, unless it's a structure where leaking doesn't matter. Robert

A frequent topic here. A search of the archives should turn up lots of advice. Whatever materials you choose, learn as much about them as possible. Silicone caulking is a popular material with many here and is effective, but I do not use it on roofs. When cured, nothing sticks to the silicone. Roof coating will not adhere and if more silicone is required at the same place, the first application must be removed. One product is Silaprene, a modified silicone that will accept coatings. Silaprene was developed for sealing seams in over-the-road cargo trailers. Roofs should be easy duty compared to that. I use NP-1, a urethane sealant- superb results.

Vulkem sealant is another good choice. I use silicone as a gasket material only. You can't paint silicone and it WILL let go after a few seasons exposure to the weather. Maybe the sunlight changes it. Vulkem is what is used to seal aluminum window frames to brick or granite facings in high-rise buildings. It doesn't have a fifty year guarantee, but I know from personal experience that after fifteen years outdoors it still has flex and grip.
