Old seals in axle sleeves, brakes, may have leaked all the lube oil out, thus pitted rusty steel gears, prone to snap teeth. A rotted rubber shift boot is another contributor to water in the gear case. Take a 3/8" rachet with you, plastic straw. Remove the check plug, next to the brake petal arm(right side, by left pedal arm). Insert the straw, bend it down, to find level, examine debris on the white plastic straw for rust, oil cond. Many MH's have run dry for decades, causing undue failure through service neglect, of greasing, seal replacement, topping off transmission oil. The steer box can bind, snap any of the four 3/8" bolts, securing it. If it steers quite hard, try moving the box, by placing your hand on the 7/8" steer shaft, below thr radiator. Loose box, shaft with play, means complete rebuild of steering. You can chase down the parts, but your first is the hardest. An adjustable wide front axle with sloppy response, can require welding, several bushings, about triple cost of a narrow front 44. Good luck.
