Hi Frank!
Enjoyed your article in green mag. I was wondering, if this type of concotion would work for me. I have a garage floor that was painted with a latex type garage floor paint from UGL (Dry lock) the product has failed and I want to use an industrial epoxy on the floor. I think I should remove the old paint and etch the concrete again. Would your lye product do this for me? how does the lye product work on grease? I would think pretty well. I just thought a chemical cleaning might go better than a 9" wire wheel on my big metabo.

Any one want to recommend a epoxy paint or other type they have had good luck with

Thanks again
WjW

Hey WJW !:

I have not tried the lye stuff on a latex paint. I'm not sure whether it will work or not. There might be too much rubber there. It sure couldn't hurt to try. I'd try it on a small area just so you don't have too much to clean up if it doesn't work. Remember, the concrete will want to draw the moisture out of the mix, so keeping it damp will help it work. I would mist the area first to get it damp. You might try putting a piece of plastic sheeting over the area after you put the lye cleaner on. That should help to trap that moisture in where it can do some good !

As far as grease spots go, this is where it works the best. The lye dissolves the fat and forms an emulsion. Some power washing will really help blast it loose, but again, the trick on a grease spot is to pour it on the spot and cover it with a plastic sheet for a time. That really seems to help.

After you have it really clean, you should use some Muriatic Acid to etch it prior to your epoxy re-coat. I can't recommend an epoxy product, but I did see one at the local Sherwin-Williams store that look pretty promising. Let me know what you finally decide to use.
