Back in 1957 or so, Western Union came along and wanted a 99 year lease on 5 acres of our place for a microwave tower (whatever that was). They offered $750 an acre (for $300 land) so we jumped at it. I guess prices have gone up, eh? We did get to farm around the guy wires, so we didn't lose much income from the ground.

The gent stopped by. The deal is I lease him 50' X 50' next to my existing 45' windmill and he will constuct a 100 foot tower. Only using my existing tower as a "preexisting structure' to beat out zoning problems. 50-50 split of the potential cell phone companies rental of the tower. can put at least 3 companies on it and make myself about $2,100 a month. I`m in southeast CT about a mile and a half north of I-95 Thanks for all the replies and insight, I hope I can help you all out someday. John

Last time I checked, $2,100 per month was better than $25,000 per year. Not bad for doing nothing as long as this does not interfere with your normal day to day life.

National name cell company is considering a location on the farm to lease 1/4 acre with a 700 x 25 ft easement from the main road to get to tower site. Offering $500 a month for 30 years with 10% step increases every five years. Tower would be a 200 +/- ft self-supporting structure. The down side is, they are also considering several other sites around us.

As a retired BellHead, the going rate in urban areas used to be about $3000 per month for the first antenna on the tower and $1000 per month for every one after that, These rates were on towers built by the cell phone company and really was a land lease only. If your windmill tower is of good height (100 feet plus) and you are near an interstate highway, and you are the only tall structure around, you might get a good price, but if those factors aren't there, their need is much less and their rent offer will be also. It is stricly a law of supply and demand. BTW, if they have to build a tower, the cost for a complete installation can run up to $500,000 or more. Also at this point in time, they are mostly just filling in the holes in the networks, so the locations are not as critical as they once were. Let us know what he has to say.

$36,000 per year, they built the tower and built me an access road to subdivision specs (1/2 mile). 15 yr lease. Option to renew at no more than double price.
