I noticed in a discussion below mention of big outfits wanting other peoples land. Here in central NY there seem to be some big operators (mostly big dairies) that are playing the game a little rough shall we say. It hasn't happened to me because my location isn't quiet right but I've heard of people getting the liquid manure treatment next door upwind if they don't want to sell and attempts to get loans called by banks and farm credit to force them to sell. Most seem to be good neighbors but some might be a bit too agressive.
Have any of you been on the recieving end of this type of hardball?

Not dairies here, but development. Its a sellers market, last 'real' farm I bought the sign went up on Sut night (pouring down rain), I called the agent, signed the papers when he met me there, sight unseen, at list price date and time to current. Good thing too, had 4 more offers Monday. I got it b/c I signed the contract first with no stipulations. It joins me, and two of the others that it joined tried to buy too, I just happened to see the sign first. Last year I bought a tract for a right of way into the back of my dads place. What I gave for the whole 20 acres is what its worth per acre now. The market has gone completely out of control. Walmart just announced they are opening a Super Walmart, our Farm Bureau looked at 1/8 acre out parcels (this is on a 135 acre farm that sold for $181,000 10 years ago. They asked us an even million for one outparcel.

Wow! I guess I will not complain quite so much about land price in central Iowa. The highest I have seen a farm sell for was about $4500/acre. the only reason the guy gave that much was that the land was right next to his house and the contending bidder want to put hog buildings on it. I see a lot of land in the $3000 to $4000 range. Thats still a lot of money when corn is at loan rate.

I don't think there's more than one dairy in my whoke county, so I don't seem to have that problem. I COULD name a few other BTOs who like to do this! If it's at an auction, all you can do is bid as high as you can afford and make them pay for it! If it's one of those hostile takeover deals, put up a f-Sale sign, with a price 4-5 times what the place is worth and refuse to negotiate!

I live in the province of B.C. in Canada. We do not have many large dairy farms. I know that the one"s we have are always interested in land, but I have not heard of any pressure situations. As far as manure goes, I think if you can"t handle it don"t live in the country.
