I attended an estate sale today 12 miles SE of me.The 550 Massey combine sold for $3100 which most thought was pretty high.It was no cream puff.It had 2 heads and there was a skid of spare parts for it.An extra pair of 28x26 rice tires on rims sold for only $250.

The sweet running 1150 V-8 MF tractor with M&W turbo sold for $3800.If I werent collecting old combines it would possibly be at my place tonite.A 4230 JD sold for $11,000 and a 2640 JD for $7900.

318 acres of pasture and hay ground sold for $1650 per acre which is very high for this area.It would only rent for $40-45 per acre.

A little tired but still cheap hp on the Massey. The 4230 doesn't look like an $11,000 tractor.

In my area farm land goes for $10-20,000.00 per acre with $15-20,000.00 becoming the norm. Folks this is rural south Georgia. Last spring was talking with an elderly gent who had just sold his 250 acres for $20,000.00 per acre. Land is like gold here.

hey bob what part of south ga you from? land in the wilcox county area selling for around 2500 per acre. there is a lot around that they are asking more for but its still for sale.2500 is to high.most of the people buying land around here seem to be peaple from out of state

I was just wondering whom could pay $10-20,000 per acre for a large tract of land?There isnt 3 people in my county of 20,000 people that could.

Land cash flows at $5-600 per acre here.Pasture land rents at $40-45 per acre and tillable land rents at $50-80 per acre.

Most farmers have quit buying land here.Lots just rent most of what they farm.

Building lots at the edge of town sell for $5-10,000 per acre and they are getting hard to sell.$10-12 per hour wages dont let people build new houses.

Would almost have to be a developer. Can't get over $3000 an acre here for a large tract of land. 2 or 3 acre lots is a different story...

Wow. I just went from one side of mo. to the other saturday for the first time and never saw that much flat land along 72/36. pretty but hilly. Came back thru iowa and that is about as bad.Was wishing i had time to get off the main roads and see the country and maybe smaller farms more but cant sightsee much in a semi. lol

Around here 760s and 860s have trouble bringing that much. Two people must have really wanted that combine.

Theres lots of fescue in this area and on to the southeast so older- smaller combines sell good.It had a fescue header with the pickup attachment.You cut fescue on 50-50 shares so good money can be made when its 40-50 cents a pound and the yield is 2-300 lbs per acre.

A neighbor was there to bid on the 550 but it was too much for him.The 550's have a poor reputation in this area.A guy at the sale offered them a nice 105 JD diesel-hydro for $4000.

Well, where I live the ground isn"t what I would call great, and even if it has been put in the state farmland preservation program with no development rights(like our place), it would sell for $10,000 an acre, so if the winning bidder came from someplace like here, $1650 an acre is not bad at all. I know somebody who"d be drooling all over that 1150 . . . .

Tim,only the very wealthy can now afford to buy a large parcel of land in my area.We are in an area of many $10 per hour jobs.Just a couple of years ago I was outbid on a neighbors nearly level 80 acres.I quit at $1250 per acre and it went for $1425.I'm glad that I didnt get it as 9 of the past 10 years have been poor in this area due to bad weather.

It looks like the Murphy-Smithfield hog farms may have bought this 318 acre farm.118 acres of this farm was purchased only a few years ago for around $800 per acre.Smithfields own 5-6000 acres in this area and have over 100,000 sows.Heres a picture of the farm looking to the northeast.The buildings in the back ground are one of their many huge sow farms.
