We've tossed the idea of re-locating there for a year now. The long Ohio winters are getting to us.

What's the weather like in Northern Alabama / southern Tennessee? I think that's the Muscle Shoals (sp?) area.

What are farms or farmland going for? Where is the decent farmland? We have been told that in Tennessee, some of the land is pretty rocky, i.e. unsuitable for pasture or crops.

Thanks in advance...

I live in North East MS in Iuka but I work alot in Muscle Shoals and have several friends in that area its about 45 miles from my house. Its a good place to live right outside of Muscle shoals is town called Tuscumbia its a super place and near the TN river. There also a nice community called barton five miles from there thats also very nice with a good bit of farms and such there. I worked there for a year solid as an operator, and met alot of lifetime locals that were some darn good folks. Take care Taylor Lambert

I live in southern Missouri, but one thing I have noticed about Tennessee is the 9.25 percent sales tax that they have to pay. Wouldn't want to pay that. I don't know what they are in Alabama. Southern Missouri seems a lot less expensive place to reside from what I have seen. I have friends that live in Tennessee and they are always complaining about the taxes. Good Luck.

I live in southwestern KY, just about 20 miles from Clarksville and the TN border. Yes TN does have a high (9.25%) sales tax but that is because THEY PAY ZERO STATE INCOME TAX.

A lot of ppl from TN come up here across the border to buy groceries etc because they can pay KY 6% sales tax for the cost of making the short drive.

I live near Huntsville. Land is way to high near the so called Rocket city. It's got just to valuable to farm!! However, to the south of here or more to the east around sand mountain farm land can be found at a decent price. The red clay around here is excellent farm lamd. I dont know much about the Shoals. The closer to Tenn. the more hills and rocks. People here are great and Plenty of antique tractors and shows!!!

I live in Eastern Tn in a part they call rocky valley. Their are lots of rocks. but you can find a decent spot for crops and pasture if you wanted.
And i got relatives who live in Sweetwater Tn. The land their is not to rocky and their are some small hills. you might want to look at farms for sale in Sweetwater, if i could find one their i would move.

I live in SE Tennessee - Chattanooga - and the winters here are mild lows in the 20s for a couple of weeks - sommers are not too bad either hottest parts in the 90s - there is good land for farming, but some of it can be rocky - mostly in the mountainous regions - I havent ever seen a part of our country i would rather live in.

Land prices vary as anywhere depending on how close to a major city you are but good land can still be found for 1000-1500 per acre in larger tracts

hopes this helps

Nope...the last person moved out of there about two months ago. You would have the two states to yourself. I'm surprised you hadn't heard!

naw we didn't all move out. I live up in Northwest Tn and I have to say I really enjoy it. Living up in this corner about 45 miles from the Miss. river works great for weather. Alot of the major snow goes just north of us and the really bad storms in the summer go right south of where i live. Don't know if the river moves them or what but it whatever it is it works!.

Land over on this end of the state is good farmland and if you can get down by the river it is even better. Most all of the major seed companies have farms in this area as they can reproduce most any growing conditions. now as you get on over around nashville and farther the ground gets more hilly and rocky. Lots of good pasture land most anywhere in the state though.

Shoot. come on down and stay a while. New neighbors are always welcome:)

Thanks for the responses. It would appear that "Bad News" doesn't want any more people down there. From what I saw of the area, I can see his point.

If we ever did move, it would have to be somewhere around Huntsville, within 45 minutes of Marshall (I work for NASA). We looked at some places around Fayetteville, and I really loved the terrain.

Right now, we'll just sit tight, freezing our behinds off in Ohio. I am hoping we get a stretch of above freezing days soon, to melt some of this ice.

Does the Huntsville/Fayetteville area get ice storms often?

How are the summers? Is the humidity unbearable? We can stand temperatures around 90 without any trouble, so I doubt we'd complain too much.

Again, thanks for the great responses, and I hope to hear from you guys again.
