Just wondering if any of the readers are from about that area. Looking in to buying a farm out that way. Was just wondering what to ask about land in that area and the going price. Would be a few years before i leave wisconsin to move there. So, would like idea of what it would be for rent too. Its a irragated farm. mostly hay some pasture.
Thanks alot
Bob/wis

Depends on what your looking for. Lot of small acer tracts around the Sturgis area are bringing big money. In the last year they tried to sell some 40 acer tracts for around 1200.00-1500.00 an acer. Then you get the big boys buying tying them up into one big tract for higher dollars. Another place sold and they were offing 40 and 80 acer tracts and it ended up selling in a 240 acer lot for 1700.00 acer. Another 240 acer unit did sell in 80 acer lots and they went from 1500.00 to 1800.00 an acer. Most pieces didn't have water or elec. on them. These were a few of the cheaper ones in this area.

Can tell you that land in Perkins Co. (NW corner of the state) just sold for $230 / acre. Here in NE SD, pasture rent is running $19 to $26. Good crop land rent is going out of sight...last fall at auction, a quarter rented out for $130 / acre!

Glenn,
Just a thought the wife and I have had. Been doing some looking. Found some ground we are just checking on for investment for now. Possible move out there in about 10 years. But, ya know moveing out ther would just fuel the fire more for parts hunting. Seen alot of the old buggers around out there in the last few years. Farming would be different, sure would not have to worry about the hay getting a few washings in before being baled. Bob/wis

I wouldn't bank on not getting the hay wet. I think it gets rained on no matter where you live.
I know it happens a lot out here in central Montana.

I was out there about three years ago and I remember hearing about $250 an acre. Don't remember what part of the state we were in at the time though.

I probably don't know as much about SD farming as you do but it sure has to be a LOT different than Southern Wisconsin farming. Dry, temperature extremes, sudden weather shifts...prarie climate! Bob, us Wisconsin collectors need you here.
