On the regular real estate market, using an agent, that kind of deal is going to be hard to find. There are still some opportunities but it may mean hitting the pavement and looking for a distressed property, vacant, obviously in need of attention. Get in touch with the owner directly if possible and see if you can make a deal. You'll have your work cut out for you with a place like that and you'll get to know the meaning of "sweat equity."
